Yes, Kettle & Oak do accept rental assistance programs.

Yes, Kettle & Oak accepts Section 8 vouchers (CHA / HACC / DuPage Housing Choice Vouchers).
Please make sure you have a valid RTA packet and the correct voucher size when selecting a unit.

Amenities depend on the community but commonly include:

  • Basic appliances (Stove and refrigerator)
  • On-site parking (varies by property)
  • Laundry facilities or in-unit washer/dryer (varies by property)
  • Secure homes

Typical rental requirements include:

  • No pets
  • No smoking
  • Proof of income (2.5x the rent, compulsory for market/cash-paying tenants)
  • Credit and background check
  • Credit Score: 550 – Transunion
  • Documents for the application screening process (last 3 months’ bank statements, 3 months  pay stubs, employer and current landlord details)
  • Rental history verification
  • Employment verification
  • No evictions or criminal background in the last 5 years

Kettle & Oak accepts a minimum credit score of 550 or above.

Kettle & Oak follow Fair Housing guidelines. Acceptance depends on:

  • The nature of the offense
  • How long ago did it occur

The property’s screening criteria
Some offenses may result in automatic denial.

Kettle & Oak only accept applications through the TurboTenant platform. Turbotenant by transUnion provides us with the screening report. All adults must complete their own application through. TurboTenant.

The application fee is $55 per adult and is non-refundable. It is paid directly to TurboTenant/TransUnion for screening.

We highly recommend not applying or paying the application fee before an in-person viewing. Once the showing is completed and you are fully satisfied and ready to proceed, you can then submit your application through the TurboTenant listing.
