Who is Kettle & Oak ?
Kettle & Oak is a Chicago-based property management company specializing in Section 8, CHA, and affordable housing. Since 2016, our 20+ member team of investors, engineers, and designers has used technology, research, and experience to manage properties effectively. Now expanding to Dubai, we offer expert property management for villas, apartments, and holiday homes. UAE landlords can trust us with end-to-end tenancy and asset management.
How many properties do you manage ?
We manage hundreds of properties across Chicago and Chicagoland suburbs. While most are single-family homes (SFH), we also manage multi-units, apartment buildings, condos, plazas, and commercial assets. Our clients include both local and international investors. With our expansion to Dubai, we look forward to managing freehold units, ready-to-move-in apartments, and off-plan investments.
What services do you provide?
We are a full-service, boutique property management company based in Chicago and now expanding in Dubai, offering tailored solutions for landlords and investors.
We offer:
- Tenant profiling and KYC verification.
- Professional photos/videos of vacant units and listing on major property portals.
- Rent collection and timely owner disbursement via bank transfer (by the 20th of each month)
- End-to-end tenant management: maintenance requests, tracking, and status updates
- Regular landlord reporting and updates
- Annual rent renewal and increase submissions via Ejari and RERA guidelines
- Collection of first rental cheque and security deposit (retained by K&O) for new tenancy contracts.
- Quarterly unit inspections (internal and external) to assess snag issues, safety compliance, RERA/code violations, and tenancy breaches
- Detailed documentation of expenses shared via WhatsApp or email, including VAT-compliant invoices and receipts
- Maintenance of complete tenancy file: signed tenancy contracts, Ejari registration, payment records, inspection logs, warranties, etc.
- Referral to certified tax and accounting professionals where needed
- Preventive maintenance planning for AC servicing, plumbing, and electrical systems
- Allocation of work to vetted in-house teams, handymen, or licensed DED-approved contractors—based on quality and cost-effectiveness
How much do you charge ?
We charge a flat fee of $99/unit (door) per month. All services above are included. No surprises. For accounts with 3 or less units, our pricing is $120/unit per month. For 25+ units/properties, our monthly management fee is $75/unit.
I have 50+ units/own a large apartment building, Is there an even better price?

I’m an international investor or a non-Emirati owner. Can you assist me ?
Absolutely. We assist international and non-UAE landlords with complete setup. Through our trusted partners, we help establish your Dubai mainland or free zone company (LLC), open a UAE bank account, and ensure your property is registered with RERA. We handle your Ejari, tenancy contract, and DLD documentation for guaranteed rental income. You’ll need your passport, Emirates ID (if applicable), and proof of funds. From ownership registration to compliance, we’ve got you covered.
What is the step-by-step process from buying a property outside UAE?
At Kettle & Oak, we assist you every step of the way:
- Company Formation: We help you set up a Limited Liability Company (LLC) in Dubai. You can be based anywhere in the world—no UAE residency is required. Each LLC can have up to 50 shareholders and hold multiple freehold properties. The LLC can also be used for other commercial activities. Company and tax registration typically takes around 10–15 business days.
- UAE Bank Account Setup: We coordinate with local banks to open a corporate or individual bank account for you. This is where your rental income will be deposited. Funds can be accessed globally via wire transfers or used locally through your debit card.
- Property Purchase: You can then acquire a freehold property under your LLC. We guide you through the entire buying process, including Due Diligence, Dubai Land Department (DLD) transfer, and registration. Once payment is completed, you receive your Title Deed issued by the DLD.
- Property Management: Post-purchase, we handle rent collection, tenant communication, Ejari registration, and property maintenance—all for a transparent monthly fee. Our services ensure full compliance with RERA and DLD regulations.
- Remote Convenience: You do not need to be in Dubai physically. All documents and processes can be completed digitally with our assistance.
Can you assist in buying and selling properties?
Yes, we do but only for our existing or prospective management clients only. We have an amazing roster of investment properties that are for sale by our client network. We also have new properties coming in all the time. Contact us to get the most updated list.
Can I live in the property myself?
Yes, you can live in the property yourself, rent it out to anyone (including friends and family), or keep it vacant
